Water damage cleanup and drying in Lubbock is a race, and the finish line is 24 to 48 hours. That is roughly how long wet building material takes to start growing mold. Get the water out and the structure dried inside that window and you have a drying job. Miss it and you have a remediation job, which costs several times more and takes several times longer.

What causes it here

Hard freezes

The single biggest driver of water damage on the South Plains. A blue norther drops temperatures dozens of degrees in a few hours, and lines in attics, exterior walls, unheated garages, and outdoor hose bibs split. The February 2021 event pushed lows below zero across the region, with readings in the negative teens recorded at Lubbock's airport and across the surrounding towns, and it broke pipes by the thousands. Every winter since has produced a smaller version of the same event.

The worst cases are houses that were empty. A rental between tenants, a snowbird property, a house on the market. The line splits Tuesday and nobody opens the door until Saturday.

Slab leaks

Almost every home here is slab-on-grade over Pullman clay, a soil with some of the highest shrink-swell potential of any agricultural soil in North America, sitting on a caliche layer that does not drain. That soil movement stresses the supply lines running under the concrete. When one fails, the water saturates the sub-slab fill and comes up through the concrete into flooring and wall plates. Warning signs: a warm spot on a tile floor, a water bill that jumped for no reason, the sound of running water with everything off, or unexplained damp carpet.

Water heaters

Tanks last roughly eight to twelve years and they fail without notice. Many Lubbock homes have them in a hall closet or an interior utility room, which means the water goes straight into carpet, subfloor, and adjacent walls with nothing to stop it.

Appliance and supply line failures

Washing machine hoses, ice maker lines, dishwashers, and toilet supply connections. Braided steel lines are far more reliable than the old rubber ones, and replacing them is cheap insurance.

Water categories, and why it changes everything

The restoration industry sorts water into three categories, and the category determines what can be saved.

Category matters because clean water degrades. Category 1 water sitting for 72 hours in a warm house is no longer Category 1. That is another reason speed changes the cost.

How we dry a building

  2. ExtractionTruck-mounted or portable extraction pulls standing water. On carpet, weighted extraction pulls water out of the pad, which is where most of it hides.
  3. Moisture mappingWe meter every affected material and map how far the water traveled, then document readings so we can prove progress later.
  4. Selective removalWet insulation, saturated carpet pad, and material that cannot be dried in place comes out. Sometimes drilling small holes in the base of drywall or removing baseboard lets us dry a wall cavity without cutting it open.
  5. Air moversHigh-velocity fans placed to move air across wet surfaces. Placement is calculated from the affected area, not thrown in randomly.
  6. DehumidificationCommercial dehumidifiers pull the evaporated water out of the air. Without them, air movers just relocate the moisture to another part of the house. Lubbock's dry outdoor air can be an asset here, and on the right day open-window drying speeds the process.

Why the rental fans from the hardware store are not enough

Plenty of people set up a box fan and a consumer dehumidifier and call it handled. Sometimes on a very small spill that is genuinely fine. On a real water loss, it usually is not, and here is why.

Air movement without dehumidification just moves water from the floor into the air and then into other materials. You dry the carpet and wet the drywall. Consumer dehumidifiers are sized for a damp basement, not for pulling gallons a day out of a saturated structure. And there is no measurement involved, so nobody knows whether the framing inside the wall is dry or just the surface.

The failure mode we get called on is predictable: the homeowner dried the visible surfaces, everything looked fine, and six weeks later there is a musty smell and a stain, because the bottom plate and the cavity insulation never dried. Now it is a mold job. See black mold removal.

Insurance on water losses

Water damage claims are the most common homeowners claim there is, and Texas policies handle them fairly consistently.

Usually covered: sudden and accidental discharge from plumbing, appliances, or an HVAC system. A pipe that bursts in a freeze. A water heater that fails. A supply line that lets go.

Usually not covered: damage from long-term seepage or a leak that ran for weeks or months, flooding from surface water entering the building (that is a separate flood policy), sewer backup unless you carry the endorsement, and damage from failing to maintain the property.

Frequently limited: resulting mold. Many Texas policies carry a mold sublimit that is far below the coverage for the water damage itself.

What helps your claim: call the carrier promptly, photograph everything before anything is moved, keep damaged items until the adjuster has seen them, and keep every receipt. Slab leaks

Most of this city is built slab-on-grade, and the supply lines run through or under that concrete. Caliche and expansive clay move constantly with moisture, and that movement stresses joints until one fails. Water then spreads under the slab and wicks upward into the bottom of the drywall, the tack strip and the carpet pad. You often never see standing water. The tells are a warm spot on the floor, a water bill that jumped for no reason, the sound of running water with everything shut off, or carpet along one wall that never quite dries.

Freeze breaks

Hard freezes on the South Plains break pipes every few winters, and once in a while one of them breaks pipes across the entire city at the same time. February 2021 was that event for most people here. Exterior wall plumbing, hose bibs, garage lines and attic runs are the usual failures. The damage is rarely the burst itself. It is the repair, where the plumber fixes the line, somebody runs a box fan for two days, the carpet feels dry, and nobody ever dried the wall cavity or the bottom plate. That is the mold job that shows up in April.

Hail and wind-driven rain

The South Plains is one of the highest hail-frequency areas in the country, with the season running roughly March through June. Wind-driven rain gets past compromised shingles, blown-off ridge caps and broken windows. Water enters at the roof and travels down through the attic, the wall cavities and the ceiling before it ever shows on a finished surface.

Appliance and HVAC failures

Water heaters in interior closets, supply lines to refrigerators and ice makers, washing machine hoses, and clogged condensate drains on attic air handlers. Condensate failures are especially sneaky because the drip lands on ceiling drywall and spreads a long way before a stain appears.

The 24 to 48 hour window

Mold needs water, a food source and time. Drywall paper and wood framing supply the food, so the only variable you control is how long the material stays wet. Under normal indoor conditions, growth can start in roughly one to two days. That is the entire reason emergency water extraction exists as a service.

What people get wrong is thinking dry means dry. Carpet dries first. Drywall dries slower. The bottom plate, the sill, the framing inside the cavity and the subfloor under the pad dry last, and those are the parts that grow mold. A surface that feels dry to your hand can still read wet on a meter, and the meter is what matters.

If you had a burst pipe fixed and nobody put dehumidifiers and air movers in the room afterward, assume the cavity was never dried. That is the single most common origin of the mold calls we take in Lubbock.

What proper structural drying actually involves

  • Extraction first. Standing water and water held in carpet pad comes out with truck-mount or portable extraction, not with towels and a shop vac.
  • Controlled demolition where needed. Baseboard off, weep holes or cavity vents cut, carpet pad pulled. Insulation that has been saturated comes out because it will not dry in place and it holds water against the framing.
  • Dehumidification. Commercial refrigerant or desiccant units sized to the volume of the space, not a household unit from the hardware store.
  • Air movement. Air movers placed to sweep the wet surfaces, repositioned daily as readings change.
  • Daily monitoring. Moisture content readings logged on every affected material, every day, until they hit dry standard against an unaffected control area in the same building.
  • Documentation. Photos, readings and a drying log. This is what your adjuster wants and what protects you if coverage gets argued later.

How fast can you get here?

How long does drying take?

Most residential jobs run three to five days with equipment running continuously. Dense materials like hardwood, plaster, and concrete take longer. We monitor daily and pull equipment only when readings hit target, which we document rather than eyeball.

Will my hardwood floors be ruined?

Not necessarily. Hardwood caught early can often be dried in place using specialized floor drying mats that pull moisture up through the boards. Cupping frequently flattens back out as the floor dries. What kills a hardwood floor is time, so this is the material where calling the same day matters most.

Do I need to leave the house while it dries?

Usually no. The equipment is loud and it raises the temperature in the affected rooms, which some people find unpleasant, but most families stay. If the loss involves Category 3 water, or if the affected area includes the kitchen or the only bathroom, we talk through alternatives before we start.

Can I turn the drying equipment off at night?

Please do not. Drying works on continuous airflow and continuous dehumidification. Turning equipment off overnight can add days to the job, and in a stalled dry-down it can let mold start. If the noise is unbearable in a bedroom, tell us and we will look at repositioning.

I already dried it myself. Should I still have it checked?

If it was a small clean-water spill on a hard surface, probably not. If water got under flooring, into a wall cavity, or into cabinets, a moisture check is cheap insurance. We can meter it without any demolition and tell you if the framing is still wet.
