New Deal is small, and a good share of the properties we work on here are not inside the town proper. They are on acreage along the county roads between the interstate and the farmland on either side. That mix means we see both suburban-style problems and rural ones, sometimes on the same property.
Acreage Properties Have Their Own Rules
When you are not on city water and city sewer, the list of things that can put water where it should not be gets longer.
Wells and pressure systems. Well houses, pressure tanks, pitless adapters and the buried line running to the house are all failure points, and none of them are in a place you walk past every day. A slow leak at a pressure tank can run for months. If the well house is attached to or near the house, that moisture finds its way into the structure.
Septic systems. A saturated drain field or a failing line puts water in the soil right up against the foundation. On expansive clay that also means soil movement, which stresses the slab and the plumbing in it.
Long unoccupied buildings. Shops, guest houses, rent houses and barns that nobody enters weekly. A leak in an unoccupied building runs until somebody happens to open the door, and by then it is not a drying job.
The Interstate Wind Corridor
Anyone who lives along I-27 north of Lubbock knows what the wind does out here. Sustained wind is a real factor in this part of the county, and it matters for mold in two specific ways.
First, wind-driven rain. Rain that would run off a wall normally gets pushed sideways into siding laps, around window trim, past door thresholds and under the drip edge on a roof. Homes take water at elevations that would never get wet in still air.
Second, roof damage. High wind lifts shingles and ridge caps, tears off soffit, and pulls flashing loose. That damage is often invisible from the ground and it opens the building envelope to the next storm.
Add hail on top of it, and this stretch of the South Plains does get hail regularly, and you have a roof that is letting water into the attic without a single obvious sign in the living space. That is why attic mold removal is one of our most common New Deal jobs.
Freeze Breaks Are Worse Out Here
Rural plumbing means longer exposed runs. Well houses, lines to livestock water, hose bibs, unheated shops and additions, and lines running through crawl spaces or under floors of older houses. Hard freezes on the South Plains break all of it.

What to Check on Your Own Place This Week
You do not need us to do a first pass. Walk your property with a flashlight and look at these.
- The underside of the roof deck in the attic, especially around vent penetrations and on the north slope
- The pan and the drain line at your air handler, and whether the secondary drain has ever dripped
- Under every sink, feeling the back corner of the cabinet floor for softness
- Around the water heater, especially if it is in a closet or the garage
- Every foundation vent if the house is pier and beam, checking that none are blocked by beds or debris
- The well house and pressure tank
- Any building on the place you have not opened in a month

How quickly can you reach New Deal?

We check the areas around them, yes. Well houses, pressure tanks and buried supply lines are frequent sources of slow leaks, and a saturated septic field puts water right against the foundation. Both show up in the moisture survey.
Can you look at a shop building instead of the house?
Absolutely. Metal shops and equipment buildings are a regular part of our work out here, and the cause is usually roof condensation rather than a leak.
The wind tore some shingles off. Do I need a mold inspection or just a roofer?
Get the roofer first to stop the water. Then have somebody look in the attic, because water that got in during the storm is already working on the decking and the insulation. The attic look is free.
Is there a minimum charge to come out?
