Crawl space mold in a slab-on-grade city
Crawl space mold removal in Lubbock is a smaller specialty than in most of Texas, because most homes here sit on a slab. But the older housing stock has plenty of pier-and-beam, and when those crawl spaces go wrong, they go wrong quietly. The smell comes up through the floor and nobody thinks to look under the house.
Where we find crawl spaces on the South Plains: the older neighborhoods around Texas Tech including Tech Terrace and the streets built in the 1930s and 1940s, farmhouses and older homes in Slaton, Idalou, Abernathy, Post, and Brownfield, additions and sunrooms that were added onto slab houses, and a fair number of small commercial buildings downtown.
The physics under a house are simple. The ground gives off moisture. If that moisture has nowhere to go, it condenses on the coolest surface available, which is the underside of your floor. Wood joists at elevated moisture content grow mold. Then the stack effect pulls that air up into your house through every gap in the subfloor, which is a lot of gaps.
What makes a Lubbock crawl space go bad
No ground cover
Bare dirt under a house releases moisture continuously, even in a semi-arid climate. Without a vapor barrier, that moisture has one place to go: up into the wood. Older homes here were rarely built with any ground cover at all.
Grading that sends water toward the house
Lubbock gets about 18 to 20 inches of rain a year, and most of it arrives in short, violent thunderstorms. The caliche layer under the topsoil does not absorb water quickly. That means a heavy storm produces sheet flow, and if the grade slopes toward the house, that water goes into the crawl space. One bad storm can leave standing water under a house for weeks.
Plumbing leaks under the floor
A crawl space is where the drain lines live. A slow leak at a cast-iron joint or a drain connection under a tub can run for years with nobody the wiser, keeping a section of joists permanently damp.
Blocked or missing vents
Traditional vented crawl spaces need cross ventilation. Vents get blocked by landscaping, closed permanently one winter and forgotten, or covered by an addition.
Dryer and bath fan terminations
We regularly find dryer vents and bath fans that terminate into the crawl space. That is a fire hazard and a moisture generator at the same time.
Downspouts dumping at the foundation
Roof water concentrated at one corner of the house soaks straight into the crawl space perimeter. Extending a downspout six feet is the cheapest mold prevention there is.
Signs the crawl space is the problem
- A musty smell that is strongest at floor level, near vents, or in a closet with a floor register
- Cupping, buckling, or soft spots in hardwood floors
- Floors that feel cold and clammy in a way that does not match the thermostat
- Higher humidity readings inside the house than the weather outside would explain
- Insects and rodents, which prefer damp environments
- Visible white, gray, or black growth on joists and the underside of the subfloor
- Rusted duct straps, corroded nail plates, or water staining on the piers
- Insulation that has fallen out of the joist bays, which almost always means it got wet and heavy

Our crawl space process
- Full crawl inspectionWe go all the way under, not just to the access door. Moisture content readings on joists and subfloor, relative humidity readings, photos of everything, and an assessment of grade, vents, plumbing, and ductwork.
- Stop the waterPlumbing repair, downspout extension, regrading recommendations, or a sump and drainage plan if water is entering during storms.
- Remove and cleanWet insulation and any debris comes out. Joists and subfloor get HEPA vacuumed, then physically cleaned. On heavy growth across a large area, dry-ice or soda blasting is the fastest way to get growth out of the wood grain without adding water.
- TreatAn EPA-registered antimicrobial after physical cleaning, and an encapsulant on the wood where it makes sense.
- Dry the spaceAir movers and a dehumidifier run until wood moisture content comes down to a documented target. This is measured, not guessed.
- Vapor barrierHeavy-mil polyethylene across the entire ground surface, overlapped at the seams and run up the pier and perimeter walls. This is the single highest-value improvement in most crawl spaces.

Vented, sealed, or something in between
There is a long-running argument in the building science world about whether crawl spaces should be vented to the outside or sealed and conditioned. In humid climates, sealing usually wins, because outdoor air brought into a cool crawl space condenses.
Lubbock is different, and this is one place where our climate actually helps. Outdoor air here is dry for most of the year. Ventilation genuinely does dry a crawl space during much of the season. That said, a vapor barrier over the dirt is non-negotiable either way, and it does more good than any amount of venting.
Where full encapsulation makes sense on the South Plains: crawl spaces with chronic standing water, homes with ductwork running through the crawl, and buildings where the owner wants the space genuinely usable for storage. Where it usually does not: a dry crawl space in a house with no water intrusion history, where a vapor barrier plus corrected drainage solves the problem for a fraction of the cost. We will tell you which one you are.
What this means for the house above it
Crawl space moisture is not contained to the crawl space. Warm air rises and leaves the top of the house, and replacement air gets pulled in at the bottom. A meaningful percentage of the air you breathe in a pier-and-beam home came from under the floor.
That is why crawl space mold turns into an indoor air quality complaint. It is also why fixing the crawl space frequently resolves a musty-smell mystery that nobody could locate on the living level. If we have inspected the living space, checked the attic, and found nothing, the crawl space is the next stop.
Structurally, sustained moisture in floor framing leads to rot, wood-destroying insects, and eventually soft floors and sagging spans. Mold is the early warning. Rot is what comes next if nothing changes.

Which Lubbock homes actually have crawl spaces
Most of Lubbock is slab-on-grade, so a lot of people assume this page does not apply to them. Check before you decide that. Pier and beam construction is common in the parts of town that were built before the mid-1950s, which means the older streets around Texas Tech, Tech Terrace, the neighborhoods off 19th and Broadway, Overton, and the original cores of the surrounding towns. Farmhouses and rural properties across the South Plains are frequently pier and beam as well.
Three quick tells. Look for foundation vents around the perimeter of the house, usually a metal or brick grille every eight to twelve feet. Look for an access hatch, either an exterior door in the skirting or a panel cut into a closet floor. And walk the floors. A pier and beam floor has a slight give to it and the sound changes as you cross a joist. A slab does not move at all.
If you are on a slab, the equivalent hidden water problem is a slab leak, and that is covered under water damage cleanup and drying.
What the caliche does to a crawl space
Lubbock sits on caliche and expansive clay. Neither drains. When a spring storm dumps two or three inches in an hour, that water runs across the surface rather than soaking in, and wherever the grade points, that is where it goes. A lot of these houses were graded correctly in 1955 and are not graded correctly now, because sixty years of clay swelling and shrinking, plus flower beds that got built up a little higher every spring, has turned the slope back toward the foundation.
We see three drainage patterns over and over on the South Plains. Downspouts that dump right at the corner of the house with no extension. Beds mounded up above the level of the foundation vents, so runoff pours straight into the crawl space. And a driveway or patio slab that has heaved and now tilts back toward the house instead of away from it. All three are fixable and none of them require a specialty contractor.
Vented or sealed: which one is right for your house
There are two schools of thought and both are legitimate. Here is how we decide.
Traditional cross-ventilation
Open foundation vents on all four sides let outside air move through and carry moisture out. This works when the outdoor air is drier than the crawl space air, which on the South Plains is true most of the year. It is cheap, it requires no equipment, and it is what your house was designed for. The problems come in two places: during humid stretches after summer rain the vents can bring moisture in rather than take it out, and in winter open vents put freezing air on exposed plumbing.
Encapsulation
Seal the vents, cover the ground and walls with heavy liner, air-seal the perimeter, and either condition the space or run a dedicated dehumidifier. This gives you complete control and it protects the plumbing from freeze. It costs more up front and the dehumidifier uses power. It makes the most sense on a house with chronic moisture, on a house where the ductwork runs under the floor, or on a house where freeze breaks have already happened once.
For most Lubbock pier and beam homes with a good vapor barrier and corrected grading, restored cross-ventilation is enough. We will tell you which one your house needs rather than selling the more expensive option by default.
Common Questions About Crawl Space Mold Removal
Most Lubbock homes are on slabs. Why would I have a crawl space?
Slab-on-grade is dominant here, but pier-and-beam shows up in the older neighborhoods near Texas Tech, in homes built before roughly the 1950s, in farmhouses across the surrounding towns, and under room additions and sunrooms that were built onto slab homes later. If your floors are wood and they have a little give, or you have floor vents, it is worth checking.
Can I just put down plastic myself?
A vapor barrier is one of the few crawl space jobs a capable homeowner can do, and it helps a lot. Two cautions. First, plastic over existing mold does not remove the mold, it just covers the ground. The wood still needs cleaning. Second, plastic over a crawl space that is still taking on water traps it. Fix the water first, clean the wood, then lay the barrier.
How much does crawl space mold removal cost?
It depends on square footage, how tight the clearance is, how heavy the growth is on the framing, whether insulation has to be removed and replaced, and whether a vapor barrier or drainage work is included. Low clearance drives cost, because everything takes longer when a crew is working on their back. Free inspection and a written itemized price.
Does a dehumidifier down there fix it?
It helps, but it is a treatment, not a cure. A dehumidifier running against bare dirt and an active water source is a permanent electric bill fighting a problem that a vapor barrier and a downspout extension would have solved. Fix the source, cover the ground, then add a dehumidifier if the space still runs high.
Will this affect my floors?
It can, and often it already has. Sustained moisture from below causes hardwood cupping and buckling and can soften subfloor and joists. Mold is the early symptom. If floors are already soft, we look at whether the framing is structurally compromised and coordinate repairs as part of reconstruction.
How long does the work take?
A typical residential crawl space runs two to four days for cleaning and drying, plus a day for the vapor barrier and insulation. Access, clearance height, and the extent of the growth are the main variables. Standing water adds extraction and drying time at the front.
